The land must be in Montana and the loan must be for a business or investment purpose. We do not finance land purchases for personal primary residence construction.

Why is the LTV lower on land loans compared to improved properties?

Land is inherently more illiquid than improved real estate. It generates no income, has fewer comparable sales for valuation, and can take longer to sell.
